Heidi is fantastic. She provided superior service and I highly recommend her as your go-to Broker in LA. She handled the purchase of my home in the valley with exemplary professionalism, masterful negotiating, and a deep appreciation for my wants and experience. As is typical in the, shall we say "tense" market of LA, the purchase of my home happened very quickly. Heidi is very knowledgeable about the greater LA market, as well as the micro markets, so when we collaborated on what price to offer on the home I wanted, I went forward with confidence and I was in the contract a day later. If you're reading this, you're probably aware that LA real estate deals can involve charged situations because of the money involved and the nature of the process. Additionally, the home I wanted to buy was a flip so Heidi and I knew the house would likely have issues. Having Heidi helm this deal helped keep things calm and fact-based, which is what I wanted. When it became clear there were big problems with the house and that I would be asking for repairs to go through with the deal, I appreciated how Heidi kept me informed about the nature of what I was looking at if the seller didn't agree to the repairs I had requested. She didn't just want to push to get the deal done, she wanted to be sure I had all the information to soberly consider what next move was best for me. Heidi is a very trustworthy person. She isn't looking to push a bad deal though. She wants you educated, informed, and aware of exactly what you are buying. Anyway, Heidi helped me navigate a rather fraught negotiation with great sense and sensibility She had my back 100 percent. As fate would have it, and after days of massaging from Heidi, the sellers agreed to enough of what I asked for and I went through with the purchase. Then Heidi and I went out for Sushi to celebrate. Now that I'm happily ensconced in my home, I look back at my decisions and feel great about them. Heidi is a big part of this. I was impressed with Heidi at every turn and also liked hanging out with her. Highly recommend it to anyone buying or selling in LA.
I thought I knew all I needed to know about real estate. I've owned seven homes; sold seven; rented countless more. I was a pro. Then I moved from the East Coast to the West Coast. After a few visits, I quickly learned I knew nothing. The pricing was different, and the buying experience was completely different. What the heck is escrow? Do I rent or do I buy? Where are the good schools? I was clueless. Enter Heidi Cotton. I presented her with an impossible list of wants. A fireplace, a sunset, a doorman, a great kitchen, enough space; but not too much space. An occasional tree that wasn't a palm in the neighborhood. Oh, and that should be walkable. And safe. Her first suggestion was; don't buy. Learn the city. Learn where you want to be. I listened. The first rental she took me checked all my boxes. I rented it on the spot and spent two happy years there, learning the city. When it came …

I rented it on the spot and spent two happy years there, learning the city. When it came time to buy, she insisted we look at everything on the market that checked 4 out of 5 of my wants so could feel what I loved; not only what I thought I wanted. I ended up choosing a place that didn't meet all my demands but had something better, charm. It felt like home. I walked through it twice, told Heidi I wanted it, and went to the hairdresser. I knew she would take care of everything and she did. We closed without a glitch. If you want a Broker who listens to you, who is a straight shooter, who knows the market, and who is a great negotiator look no further. Heidi Cotton has made my transition to the West Coast seamless. I found a home and a friend for life.
People say that moving and selling a home are two of the most stressful activities a person can encounter. I'd like to add that if you're selling one home, buying another, and watching your spouse go through a stem cell transplant, all at the same time, you'd better have Heidi Cotton as your realtor! Heidi provided all the "normal" realtor functions for us, and then some. I can't count the number of contacts she had to make with the seller's realtor, and the reason I can't count them is I'm sure there were numerous contacts we weren't even aware of. Same with our buyer's realtor. There were so many times when something cropped up that we thought, might be a problem, and Heidi would call and say, "Oh, by the way, I noticed (blank) and it's taken care of." She got access to the new home several times so we could arrange flooring, painting, etc. before we moved in. She was there so many tim…

She got access to the new home several times so we could arrange flooring, painting, etc. before we moved in. She was there so many times our three-year-old grandson thought Heidi was going to live with us. He was disappointed when we explained that wasn't the case. And technology! Because my husband was in the hospital and his immunity was close to non-existent, Heidi made sure that anything technology could expedite, and keep him out of contact with other people, happened remotely, quickly, and accurately. I told Heidi her yard signs should read: Heidi Cotton, kick-ass realtor. So hire her, and sit back and watch the kicking begin!
As senior citizens who have moved around, we have dealt with many real estate agents; and we worked with Heidi on back-to-back transactions in Beverly Hills. Simply said, Heidi is a gem! She was recommended by my son and daughter-in-law, who similarly used her in back-to-back transactions in the L.A. area. Her knowledge of values in relevant markets is extensive. Whichever side she is representing, she calmly goes about negotiating the best deal for her clients, while giving candid advice at all times. Her integrity is unquestioned, she is extremely responsive, has great instincts, and is delightful to work with. Back-to-back transactions can be challenging and Heidi was more than up to the task and went the extra mile for us. An A-plus rating all around.
Heidi's unwavering integrity, extensive market acumen, and remarkable poise not only inspire unwavering loyalty from her clients but also establish her as the go-to professional for multiple generations within families.
